Living here: communities and developments in West Fenwick and the Fenwick Island area.

This list contains “some” of the West Fenwick real estate established communities and new developments mostly along the Route 54 corridor. West Fenwick Island, with its wonderful location has become a very popular place in which to live over the last two decades. This following is a representative sample of local real estate* communities but is not a comprehensive list.

  • Ashley Manor – newer established community four miles from the beach just west on Route 20 from Route 54.
  • Bayview Landing – newer established community with individual homes and townhomes only two miles from the beach.
  • Bayside (Live Bayside) – huge community that has been under development for many years.
  • Bayville Shores
  • Cape Windsor – older, established “canal” homes community close to the beach.
  • Channel Pointe – Discover luxury living at Channel Pointe, Fenwick Island’s most exclusive new-home community.
  • Keenwick Sound – Large, established community of single-family canal homes on the south side of Rt. 54 about two miles inland.
  • Mallard Lakes – older, established and meticulously maintained community with each townhome backing to a lake.
  • Seashore Villas – located three miles from the beach behind the Royal farms on Route 54.
  • Shady Park – older, well-maintained trailer park next to The Grove
  • Swann Cove
  • Swann Keys – canal front trailer and modular home community behind Shady Park.
  • The Overlook – beautiful new homes and community behind Mallard Lakes.
  • The Refuge at Dirickson Creek
  • The Grove at Fenwick Island
  • Teaberry Woods – Attractive older community of single family homes nestled among the trees on the south side of 54 about 2 1/2 miles from the beach.
  • Treasure Beach RV Park & Campground – a long-established and very large three-season resort community for RVs and camping.

The Grove at Fenwick Island New Homes

The Grove development replaced a large grove of wetlands trees.

Another of the new(er) developments in the West Fenwick area is The Grove, a community of “carriage homes” along the Route 54 corridor. This community of 59 beautiful townhome designs is located convenient to the beach, to Ocean City and to nearby food stores and restaurants. The Builder’s website mentions “minutes away” – and that is not far off. We experience about 10 minutes to the beach – except on Saturday in the summer when traffic grinds to a halt.

The community offers a variety of home styles with varying levels of amenities.

The Grove actually replaces what was a large grove of trees in a wetlands area. A ton of money was spent to cut down hundreds of trees and grind them into mulch – to make room for these new carriage homes/townhomes.

Countless loads of “fill” was brought in to raise the land. Our worry is what may happen several years down the road – as the substrate changes because of the changes that were made to the surface. It might lead one to recall that the City of New Orleans was not below sea level when it was built.
